Common Symptoms

Sound Like Your Opener?

Door reverses before fully closing

Misaligned safety sensors or a worn travel limit. Quick fix in most cases.

Remote works sometimes — or not at all

Dead remote battery, RF interference, or a failing logic board. We diagnose all three on-site.

Loud grinding or rattling motor

Worn gears or a stripped drive sprocket. Often repairable without a full replacement.

Opener runs but door doesn't move

Disconnected trolley, snapped chain/belt, or stripped main gear assembly.

Wall button works, remotes don't

Logic board needs reprogramming or the receiver antenna has gone bad.

Opener is 15+ years old

Older openers lack rolling-code security and can be hacked open. Time for a smart upgrade.

Pick Your Drive

Four Drive Types. One Right Fit.

Each drive type has a sweet spot. We'll walk you through the trade-offs on-site and recommend what actually fits your garage, your door, and how you use it day-to-day.

Belt Drive
Quietest

Rubber-belt drive system — virtually silent. Ideal for homes where the bedroom sits above or beside the garage.

  • Whisper-quiet operation
  • 5-year parts & labor warranty
  • Smooth, vibration-free lift
  • Recommended for attached garages
Chain Drive
Toughest

Steel chain drive — the workhorse standard. Built for high-cycle use, heavy doors, and decades of service.

  • Handles heavy insulated doors
  • Highest cycle rating
  • Lower upfront cost
  • Best for detached garages
Direct Drive (DC Motor)
Smartest

Modern brushless DC motor with soft-start/soft-stop. Quiet, energy-efficient, and packed with smart features.

  • Soft start & stop
  • Built-in Wi-Fi & MyQ
  • Battery backup standard
  • Energy-efficient standby
Jackshaft (Wall-Mount)
Space-Saver

Mounted on the wall beside the door — frees up ceiling space for storage racks, lifts, or highlift conversions.

  • No ceiling rail needed
  • Pairs with highlift conversions
  • Integrated lock & lights
  • Premium-look install
Smart Features

More Than Just Open & Close.

Modern openers do a lot more than lift the door. Here's what comes standard or as an upgrade on the units we install most often.

MyQ & Smartphone Control

Open, close, and monitor your door from anywhere. Get alerts when it opens at school pickup time.

Battery Backup

Florida code-required for new installs. Door keeps working through hurricanes and outages.

Auto-Close Timer

Forgot to close the garage? Set it to auto-close after 1, 5, or 10 minutes.

Amazon Key & Delivery Integration

Let couriers drop packages safely inside the garage instead of on the doorstep.

Vacation Mode

Lock the opener and disable all remotes with one tap before you leave town.

Built-in LED Lighting

3,000+ lumen LED panels light the whole garage — no more separate ceiling fixtures.

Common Questions

Opener FAQ

Should I repair my opener or replace it?+
Under 10 years old with a single failed component (gear, sprocket, logic board)? Repair. Over 15 years old, no battery backup, or no rolling-code security? Replace — newer smart openers pay for themselves in security, code compliance, and lower repair calls.
How much does a new opener cost installed?+
Most LiftMaster/Chamberlain residential installs run $475–$725 fully installed, including the opener, rail, two remotes, keypad, and disposal of the old unit. Premium Wi-Fi models with battery backup are at the top of that range.
Do I need battery backup in Florida?+
Yes — Florida code requires battery backup on every new opener installed since 2019. We install it standard on every new opener, no exceptions. Your garage door becomes your way out during a hurricane outage.
How long does an opener install take?+
Most replacement installs take 90 minutes to 2 hours, including removal of the old unit, full setup of the new one, sensor alignment, remote programming, and a walk-through of the smart features.
Can you program my existing remotes to a new opener?+
Usually yes, if the remotes use the same brand and frequency family. We always include two new remotes and a wireless keypad with every new install — but we'll happily program your car's HomeLink, garage app, and any compatible older remotes too.
What's the difference between MyQ and Wi-Fi?+
MyQ is LiftMaster/Chamberlain's smart platform — it works through their app and integrates with Amazon, Google, Tesla, and more. "Wi-Fi opener" usually means it has MyQ built-in. Genie's equivalent is called Aladdin Connect.
